Custom Hotel Furniture Manufacturer and Hospitality FF&E Supplier in China

Still comparing options? everything we make maps everything we make in one page, and How we build quality restaurant bench seating picks up the thread from here.

hospitality furnishings and design

Yueshan manufactures custom hotel furniture in Foshan for guest rooms, suites, lobbies, lounges, restaurants and serviced apartments. We support hotel owners, developers, designers, contractors and FF&E procurement teams from drawing review and mock-up through production, QC, room coding and export packing. Because few hotel briefs share a standard specification, most of what we build is bespoke — the bespoke furniture design and manufacturing service covers one-off headboard shapes, room-specific casegoods and tailored upholstery quoted directly from your drawings. Hotel Guestroom and Public-Area Furniture

  • Guestrooms: beds, upholstered headboards, nightstands, wardrobes, TV units, desks, luggage benches, minibars, vanities and lounge seating.
  • Suites: sofas, coffee tables, side tables, dining sets and coordinated casegoods.
  • Public areas: lobby seating, reception pieces, lounge tables, restaurant furniture and loose furniture.
  • Custom joinery interfaces: dimensions and finishes coordinated with approved interior drawings where included in scope.

Public areas are a separate specification even when they are the same project: a lobby seat is sat in for an hour and leaned on all day, which is a different requirement from a guestroom chair. Lobby zoning and furniture takes the public-area side on its own, and the room-by-room guestroom package covers the repeat side, where 200 identical rooms are the real problem.

Information Needed for a Hotel Furniture Quotation

Provide room-type plans, elevations, a BOQ or furniture schedule, quantities or key count, brand/design standards, finish specifications, reference images, destination and required programme. State whether the request covers loose furniture, casegoods, upholstered pieces, joinery or a combined package.

Mock-Up, Sampling and Value Engineering

A typical-room mock-up or prototype can verify dimensions, ergonomics, construction, finish and installation interfaces before repeated production. Material panels and hardware samples establish an approval benchmark. Value engineering should protect the visible design intent while reviewing construction, material yield, maintenance, packing and installation requirements.

Hospitality Materials and Performance

Hotel furniture is bought against a different standard from residential furniture, and the difference is almost entirely about what happens in year two and year five. A guestroom chair is sat in by strangers, cleaned with commercial chemicals, dragged across a carpet and left beside a radiator. The specification has to name the numbers that survive that, and the supplier has to be able to show you a report rather than an adjective.

The table below is what we ask buyers to write into the specification, and what we expect to be asked for in return. It is also the list an inspector will work from, so the same document serves both purposes.

What to specify, and what evidence to ask for
Property What the specification should state What to ask to see
Fabric fire performance The named test and the level required for the project - for example BS 5852 with the ignition source stated, CAL TB 117 for the US, or the marine code where the project needs it The mill's test report for the exact fabric and colourway you selected, dated, with the test house named
Abrasion A Martindale rub count appropriate to the zone - guestroom seating sits well below lobby and lounge seating in exposure The fabric report showing the rub count, not a rounded figure in an email
Foam Density and firmness for the seat and back separately, plus whether a fire-retardant treatment is required The foam supplier's specification sheet, and the density grade actually used on your batch
Board and panel emissions The class the project requires - E1, E0, CARB P2 or an equivalent local standard - and whether the carcass and the internal panels are the same grade The board mill's certificate for the batch supplied, since the grade can change between batches
Veneer and edge treatment Veneer thickness and matching direction, edge thickness on the edges a trolley or chair will hit, and the moisture content the timber is dried to A cut sample of the edge, and the moisture reading recorded at production
Hardware Hardware named by brand and model where the project requires it, with runner load rating and hinge cycle rating for public use The hardware order sheet, so the brand on the quotation is the brand in the drawer
Stability and tip-over Load ratings per item, and anti-tip fixing for tall casegoods, wardrobe runs and drawer stacks in public areas The fixing detail on the shop drawing, and the load test record for the item type

Our honest position on certificates

We are a furniture factory, not a test house. What we can do is submit the material test report for the fabric, foam or board you have chosen, from the mill or laboratory that tested it, matched to the colourway or grade actually used on your order. What we will not do is issue a certificate in our own name for a test we did not run, or copy a report from a different colourway onto your paperwork.

So when a specification names a standard, ask us for the report before the order is placed. If the colourway you picked has no report, we say so at that point, and you choose: change the fabric, or accept the material on a documented basis. That conversation is uncomfortable for one afternoon. The alternative is discovering it during a pre-shipment inspection, when the goods exist and the opening date does not move.

Every batch also carries its own production record - the material batch, the colour board, the first-article sign-off and the inspection result - which is what makes a repeat room in year three match the original. Where an independent release check is required, it is arranged as third-party pre-shipment inspection against the approved sample, and the casegoods side of the same specification sits on hotel guestroom casegoods and cabinet types.

Hotel Project Workflow

  1. Review BOQ, room types, drawings and responsibilities.
  2. Prepare shop drawings and resolve dimensions, construction and interfaces.
  3. Approve materials, finishes, hardware and mock-up requirements.
  4. Produce coordinated casegoods, seating and upholstery.
  5. Inspect dimensions, stability, finish, upholstery and hardware at defined checkpoints.
  6. Photograph, label by room/area, pack and coordinate loading according to the agreed delivery scope.

Yueshan Factory Facts

Founded in 2006, Yueshan opened its high-end custom furniture factory in Longjiang, Foshan in 2008. The approximately 10,000-square-metre facility has supported more than 1,000 custom projects in hotels, real estate, clubs, private residences, guesthouses and offices. Consultants, process designers and QC personnel coordinate drawings, materials, workmanship and packaging. That project volume is produced entirely inside our own Longjiang plant — a single-site China manufacturing base rather than a trading desk — and it is the working portfolio every hospitality quotation draws on.

Room-by-Room Furniture Schedule for Hospitality Projects

A hotel FF&E package is best built room type by room type rather than item by item. Guest rooms typically need beds and headboards, nightstands, desks and chairs, luggage benches, wardrobes or closets, and occasional seating; suites add dining and lounge groups; public areas add lobby seating, reception counters, restaurant and bar furniture, and outdoor pieces.

Building the schedule by room type shows quantities, repetition and finish consistency in one view, which is what a hotel owner or purchasing company needs in order to compare offers on a like-for-like basis.

Typical room-by-room furniture scope in a hotel FF&E package
Room type Typical furniture scope
Guest rooms Beds and headboards, nightstands, desks and chairs, luggage benches, wardrobes or closets, occasional seating
Suites Guest-room items plus dining and lounge groups
Public areas Lobby seating, reception counters, restaurant and bar furniture, outdoor pieces

The casegoods share of a room schedule is usually the largest single block: wardrobe runs, TV panels, minibar units, nightstands and desks. The item types and the coordination points for each are on guestroom casegoods and cabinet types.

FF&E Specification and Submittal Documentation

For each item a purchaser should expect a specification sheet covering overall dimensions, frame material, finish, upholstery type, foam density, hardware, and fire or abrasion requirements where applicable. Shop drawings, finish samples and a mock-up or pre-production sample are usually submitted for approval before full production.

Maintaining a numbered submittal log — one line per item with approval status and revision — removes most of the confusion that arises when a project runs across multiple suppliers and several rounds of value engineering.

Testing, Compliance and Project Documentation

Hospitality furniture is often specified against contract-grade requirements for durability, stability and, for upholstery and casegoods, flammability. Because these requirements differ by country and by operator standard, the buyer should state the target market and the applicable standard at enquiry stage, and ask the supplier which test reports it can obtain from accredited laboratories for the specified materials.

Documentation delivered with the shipment normally includes the packing list, item labels matching that list, and any agreed inspection records. Yueshan supports project documentation prepared to the client's specified standards rather than publishing blanket certifications.

Packing, Labelling and Site Delivery

Hotel deliveries are usually phased against construction milestones, so packing and labelling should be organised by room type and by installation phase rather than by container volume alone. Item labels tied to the packing list let the contractor distribute a container directly to floors and rooms, which reduces double handling and site damage.

Packing combines foam protection, corner guards and cartons or timber crates according to fragility, with heavier casegoods crated and upholstered pieces protected by wrapping and edge protection.

Packing decisions are made months before the goods move, and they decide what the site can do on arrival. The handover end of that chain - receiving, room-by-room fitting, snagging and close-out - is on site installation and handover.

FAQ

Do you supply complete hotel guestroom packages?

Yes. Scope can combine beds, headboards, nightstands, wardrobes, desks, TV units, benches and seating according to the approved room schedule.

Can you manufacture from hotel design drawings?

Yes. The team reviews design drawings and prepares production details, subject to approved specifications and technical confirmation.

How is consistency controlled across repeated rooms?

Approved samples, shop drawings, material standards, QC checkpoints, item coding and packing lists create a repeatable benchmark.

Hotel Types We Build For Most Often

Most enquiries fall into a few repeatable categories, and each one changes the furniture mix:

  • Boutique and design-led hotels — smaller room counts, stronger identity, more custom casegoods and feature pieces. See our boutique hotel furniture sourcing guide.
  • Resorts, villas and serviced apartments — guest rooms, suites, lobbies and outdoor seating, often delivered in phases against construction milestones.
  • Restaurants, cafes and bars — banquette, loose seating and tables built for contract use. See restaurant and cafe furniture.
  • Real-estate sales galleries and clubhouses — show apartments and club lounges where finish consistency matters most.

Food and beverage fit-out follows its own logic - covers per service, table turnover, banquette depth - which the hotel scope does not cover. Restaurant and cafe furniture by dining format takes that side of a hotel project.

The Commercial Terms Buyers Compare

When a purchaser shortlists hotel furniture suppliers, the practical questions are usually the same:

  • Minimum order: quoted per room type and finish; mixed-room packages are normal, not a problem.
  • Lead time: driven by mock-up approval, material lead times and order volume; we confirm a date after drawings are agreed.
  • Sample and mock-up policy: a typical-room prototype and material panels are available before full production.
  • Replacement parts: components are coded by room and item so later spares match the original.

Two things decide whether a price is real: the scope it was built on, and the supplier behind it. The package that makes quotations comparable is on how to run the RFQ and tender, and the checks that separate a capable factory from a confident one are on how luxury hotel buyers evaluate suppliers.

Buyer Questions Before a Hotel FF&E Order

The five questions below decide whether two hotel furniture offers are actually comparable. Each answer describes what to fix in writing before a purchase order, because the same points become claims after the goods are on site.

Can you manufacture to a hotel brand standard or PIP?

Yes, when the brand standard is issued to us as a document. A PIP or brand standard usually fixes item types, dimensions, materials, finish references, durability expectations and sometimes hardware makes. We build to that approved specification rather than to a catalogue page. Send the brand document, the room-type schedule and the drawings together: where the standard is silent on a detail, that decision has to be recorded and approved before release, not settled on the shop floor. Where a named brand item is protected, we manufacture a documented approved equivalent and keep the comparison on file.

What does FF&E cost per key actually include?

A per-key figure is a budgeting ratio, not a price. It divides the FF&E value of a room by the number of keys, so it only means something when the scope behind it is stated: loose furniture only, or also decorative lighting, mirrors, art, minibar and soft furnishings; whether freight and installation sit inside the number; and which room types are averaged. Two hotels can quote the same per-key figure while buying different packages. Ask for the item list and the room mix before comparing one project against another, and use the RFQ and tender process to put both onto the same basis.

Do you make ADA-compliant or accessible guestroom furniture?

We manufacture accessible room packages — lowered hanging rails, open-front wardrobes, knee space at desks and vanities, contrasting edge details, stable seating and clearance-checked layouts — built to the accessibility standard that governs the project. Compliance is a property of the room as built, not of the furniture alone: door clearances, turning circles, mounting heights and the operator's own checklist all take part. Tell us which standard applies and send the accessible room plan, and the items are quoted to that requirement inside the room-by-room guestroom package.

What warranty applies to contract hotel furniture?

Warranty terms are agreed per project because they follow the specification: a solid-surface vanity, a foam-filled sofa and a veneered wardrobe do not carry the same exposure. The quotation states the period, what is covered (materials, workmanship, or both), what is excluded (fair wear, misuse, humidity, site damage and transport damage once goods are signed for) and how a claim is made and evidenced. Ask for those four items in writing before comparing suppliers; a longer period with narrow coverage is not automatically the better offer.

What is decided at mock-up approval, and what should the record contain?

A mock-up room approves what drawings cannot settle: proportion against the ceiling, comfort, finish colour under the real lighting, hardware feel, door and drawer operation, and how the pieces sit together. The record should carry the item code, drawing revision, finish and fabric references, the comments raised, who closed them, and which physical sample is retained as the reference. That record is what bulk production and inspection are later measured against; without it, batch approval becomes an opinion.
